How much should I charge as a builder in 2026?

Frequently asked questions

Should I charge for a site survey and quote?
For simple jobs, a free quote is fine if you're likely to win it. For complex or design-heavy builds, charge £150–£300 for a proper survey and detailed quote, credited against the contract if they sign — otherwise you'll quote forty times for one job.
Can I charge for changes once we've started?
Yes. A variation (extra window, moved doorway, changed materials) is documented and priced before you do it — "additional window opening: £600 labour + £300 materials." Get sign-off in writing; most disputes come from unagreed extras.
What profit margin should a builder make?
Aim for a 20–35% gross margin (before overheads) and 10–20% net (after). If you're netting under 10% on bigger jobs you're working too hard for too little — review your costs or your rates.
Do builders add VAT to the day rate?
Only if VAT-registered (over £90,000 turnover), then 20% on top — £320/day becomes £384. Always make clear whether a quote is before or after VAT.
